What is included
- A free survey of your hatch, ceiling height and loft
- Advice on the type of ladder that suits the space
- Supply and fitting of the ladder
- Hatch widening or moving where needed
- An insulated, draught-sealed hatch where the ladder comes with one
Choosing a ladder
The main types are folding ladders in sections, sliding (telescopic) ladders and concertina ladders, in timber or aluminium. The right one depends on your floor-to-ceiling height, the size of the hatch, the space below the hatch and the space above it in the loft. Our loft ladder types guide explains the differences.
Measuring up
We measure the floor-to-ceiling height, the hatch opening and the clear space needed below for the ladder to land, and above for it to fold away. Landings, stairwells and doors near the hatch can limit the options, so we check those too. We also look at what is directly above the hatch in the loft, such as water tanks, pipes or roof timbers.
When the hatch is too small
Many older hatches are small or awkwardly placed. Enlarging or moving a hatch can mean cutting into ceiling joists. Ceiling joists support the ceiling below and, in many roofs, help stop the roof spreading, so any cut joists need properly trimming and supporting. Trussed rafters in newer roofs must not be cut without a structural engineer's advice. We assess this at the survey. See loft hatch replacement.
Ladders and loft conversions
A loft ladder is for access to a storage loft. The Planning Portal says retractable ladders or stairs are not normally acceptable for a loft conversion, which needs a proper stair. See boarding vs conversion.
Using a loft ladder safely
- Make sure the ladder is fully extended and locked before climbing.
- Keep a boarded area near the hatch so you have somewhere safe to step.
- Carry smaller loads and keep a hand free.
- Fit a light in the loft, installed by a qualified electrician.
What happens next
Call 020 8167 9861 or send the form. At the free survey we measure the hatch, ceiling height and the space above and below, and recommend a ladder type. You then get a written quote. Fitting a ladder into an existing hatch of the right size is usually a short job; enlarging the hatch first takes longer.
Common questions
Can you fit a loft ladder without boarding?
Yes. Many people have a ladder fitted on its own, though a small boarded area by the hatch makes stepping off safer.
My hatch is tiny. Can you still fit a ladder?
Often, by enlarging the hatch. This may involve trimming joists, which we assess at the survey.
Timber or aluminium ladder?
Both work well. Aluminium sliding ladders suit tight spaces, while timber folding ladders feel solid underfoot. We advise based on your space.
