For people who want more than a few boards by the hatch, we lay full loft flooring for storage and light use. Before recommending anything we check joist size, access, headroom and insulation, because a larger floor puts more demand on the structure. We cover Bromley, Orpington, Beckenham and nearby.

Flooring vs boarding

The difference is mainly scale. Loft boarding usually covers part of the loft for boxes and cases. Loft flooring covers most of the usable area, often up to the point where the roof slope makes the space impractical. It can make a big difference if you store larger items or need to reach the far side of the loft.

What we check first

Light use, not a habitable room

Loft flooring is for storage and light access, for example reaching stored items or a water tank. Boarding a loft for storage is not the same as converting it. The Planning Portal says building regulations approval is needed to turn a loft into a habitable room, and that a conversion normally needs a proper staircase rather than a retractable ladder. See boarding vs conversion.

Lighting

A larger floored loft is easier to use with a light, particularly if you will be reaching the far corners or looking for things in boxes. Any new lighting or sockets should be installed by a qualified electrician; ask us at survey.

How a typical job runs

  1. Survey and written quote
  2. Clearing and preparing the loft, and topping up insulation if agreed
  3. Fixing supports where raised boarding is needed
  4. Laying and fixing boards, leaving access hatches over services where needed
  5. Tidying up and checking access

Keeping it usable

A large floored loft is easy to fill. It helps to keep a clear walkway from the hatch to the far side and to the water tank, to spread heavy items rather than stacking them in one place, and to keep things away from the eaves so ventilation is not blocked.

Common questions

Can my whole loft be floored?

It depends on the joists, roof structure, headroom and insulation. We check these at survey and tell you how much can sensibly be floored.

Can I walk around on loft flooring?

Yes, for access and moving stored items. It is not designed as a living space, which would be a loft conversion.

Can I have a light fitted in the loft?

Yes. Lighting should be installed by a qualified electrician. Ask us at the survey.
