Insulation first, then storage
A common question is how to get storage in the loft without losing the benefit of the insulation. The Energy Saving Trust recommends a minimum of 270mm of loft insulation, and advises not to squash mineral wool, as that reduces how well it insulates. It also advises leaving a small ventilation gap between the insulation and the boards to help prevent condensation.
In practice that means checking what is there now. Some lofts have a thin layer that sits below the top of the joists, which can be topped up. Others already have deep insulation above the joists. Either way, laying boards straight on top would squash it. The answer is usually to top up first if needed, then fit raised loft boarding on supports above the insulation.
How we approach an Orpington loft
- Measure the existing insulation depth and check its condition.
- Agree how much of the loft you want boarded, usually starting near the hatch.
- Top up insulation where agreed. See loft insulation top-up.
- Fix raised supports and boards, leaving an air gap above the insulation.
- Keep walkways to tanks and services, and eaves ventilation clear.
Headroom
Raising the boards reduces headroom a little. In lofts with a shallow roof pitch, this can limit how far into the eaves the boarding can sensibly go. We show you at the survey where the boarded area would end.
Access
If you are reaching the loft with a stepladder, a fitted loft ladder makes loading and unloading much safer. If the hatch is small, we can look at enlarging it and fitting an insulated hatch.
Listed homes
If your home is listed, check with Bromley Council before any work, as listed building consent can apply to internal changes as well as external ones.

Questions from Orpington homeowners
Will boarding my Orpington loft make my house colder?
Not if the insulation is left uncompressed. Raised boarding keeps it at full depth, with a ventilation gap above.
Can you top up insulation and board on the same visit?
Yes. Topping up first and then fitting raised boarding is a common way to do it.
Do you cover Green Street Green and Farnborough?
Yes. We cover Orpington and nearby, including Green Street Green, Farnborough, Chelsfield and Petts Wood.
