Loft boarding cost guide: what affects the price
Call now: 020 8167 9861We do not publish a fixed price for loft boarding, because two lofts of the same size can need very different work. This guide explains what affects the cost, so you can compare quotes on a like-for-like basis. For a figure for your own loft, call 020 8167 9861 for a free survey and written quote.
1. How much of the loft you board
The boarded area is the starting point. Many people only need a section near the hatch; others want most of the usable space floored. More boards, more fixings and more time all add up. See loft boarding and loft flooring.
2. Standard or raised boarding
If insulation sits below the top of the joists, boards can often be fixed directly to them. If it is deeper, raised boarding is needed to avoid squashing it, which means supports as well as boards. Raised systems vary in height and design.
3. Insulation work
If your insulation is thin, topping it up before boarding is usually the sensible time to do it. The Energy Saving Trust recommends a minimum of 270mm. Removing old, damaged or contaminated insulation adds work. See loft insulation top-up.
4. Access: ladder and hatch
A loft ladder is often added at the same time. If the hatch is too small for a ladder or for passing items through, enlarging it means cutting and trimming joists and making good the ceiling. An insulated, draught-sealed hatch is another option. See loft hatch replacement.
5. The loft itself
Irregular joists, trussed rafters, low headroom, water tanks, pipework and cables all affect how long the job takes. A loft that needs clearing, or has old materials to remove, takes longer.
6. Board type
Boards vary in thickness, moisture resistance and how they join. We confirm the boards on the written quote.
7. Extras
Loft lights and sockets need a qualified electrician. Walkways to tanks, shelving or extra boarding around the hatch may also be added.
Comparing quotes
- Check each quote covers the same area, board type and fixing method.
- Ask whether boarding is raised, and how high, if your insulation is deep.
- Ask whether insulation will be topped up, and to what depth.
- Check whether a ladder, hatch or light is included.
- Get it in writing.
Common questions
Why don't you publish a price per square metre?
Because insulation, access, joists and the amount of raised boarding vary so much that a single figure would be misleading. We quote after a free survey.
Is raised boarding more expensive than standard boarding?
It involves supports as well as boards, so there is more material and work. Whether you need it depends on your insulation depth.
Is the survey free?
Yes. The survey and written quote are free, with no obligation.
