Loft boarding vs loft conversion: what is the difference?
Call now: 020 8167 9861Boarding a loft and converting a loft both make use of the space under your roof, but they are very different jobs with different rules. This guide explains the difference so you can decide which one you need. We board lofts and fit ladders and hatches; we do not carry out conversions.
Loft boarding
Loft boarding creates a storage area and safe access. Boards are fixed to the joists, or to a raised frame above the insulation, and the loft is usually reached by a loft ladder.
- For storage and light access only
- Usually completed within a day or two
- Keeps the loft as an unheated roof space
- Insulation stays at ceiling level, ideally uncompressed under raised boarding
Loft conversion
A loft conversion turns the roof space into a habitable room, such as a bedroom, office or bathroom. The Planning Portal says building regulations approval is needed to convert a loft into a liveable space, and that building control looks at matters such as structural strength, fire safety, escape, insulation, ventilation and sound.
- A new stair is normally needed. The Planning Portal says retractable ladders or stairs are not normally acceptable for a conversion.
- Floor joists usually need strengthening to carry a room.
- Insulation moves to the roof slope, so the space is heated.
- Some conversions also need planning permission, for example where the roof shape changes or the home is in a conservation area. Check with the Planning Portal and your council.
Which do you need?
If you want somewhere to store boxes, cases and seasonal items, boarding is the right job. If you want to sleep, work or spend time in the space, that is a conversion, and it should be designed and approved as one.
A boarded loft is not a room
Using a boarded loft as a bedroom or office is not the same as having a converted one. A boarded loft is not designed for that use, and it has not been approved as a habitable room. If you sell your home later, a room in the loft without building regulations approval can raise questions.
Planning to convert later?
If a conversion is likely in the next few years, tell us at the survey. Boarding laid now may need lifting when the floor is strengthened. In that case, a smaller boarded area near the hatch may be the better short-term choice.
