Loft boarding for BR1 and BR2 homes
Call now: 020 8167 9861This page is for homes in the Bromley BR1 and BR2 postcode districts, around Bromley town centre and out towards Bickley, Shortlands, Sundridge and Bromley Common. We board lofts, fit raised storage and install loft ladders and hatches. For the full list of services, see our home page.
Houses: getting the most from the space
In most Bromley houses the loft is the biggest unused space in the home. The usual starting point is a boarded area near the hatch for boxes and cases, plus a loft ladder so it is easy to reach. Where the insulation is deeper than the joists, we use raised boarding so it stays at full depth.
Flats and maisonettes
If you live in a flat or maisonette, the loft needs a little more care before any work starts:
- Who owns the loft: in many leasehold flats the roof space belongs to the freeholder, or is shared. Check your lease, and get the freeholder's permission where needed, before booking any work.
- Shared access: some lofts are reached from a communal landing. Ladders and hatches in shared areas usually need the freeholder's agreement.
- Fire separation: in buildings with more than one home, lofts may contain fire separation between flats that must not be disturbed. We look for this at the survey.
If you are not sure, ask your managing agent or freeholder first. We are happy to survey once you know where you stand.
Listed homes and conservation areas
If your home is listed, check with Bromley Council before any work, as listed building consent can apply to internal changes as well as external ones. Bromley town also has several conservation areas, including Bromley Town Centre and Sundridge Avenue. Internal boarding is not usually affected by conservation area status, but anything that changes the outside, such as roof windows, is a different matter.
What we check at the survey
We look at joists, insulation depth, hatch size and position, headroom, water tanks, cables and ventilation. Then you get a written quote setting out exactly what is included.
